The Design Process
Key Designs can help you take your ideas, your vision- and organize those thoughts into a logical and expressive form, and help create the added function your individual lifestyle craves.
Most Design projects -whether Residential or Light Commercial- move through several phases, with the length and scope of each phase dependent upon the complexity of the project. Typically there are four phases:
Conceptual Design- During this phase, Key Designs will meet with you to discuss the parameters of the project including basic design needs, thoughts and ideas, and potential code or zoning issues that may arise. We will offer suggestions, sketches, and a written proposal to help you decide which direction is best for your project.
Schematic Design (SD)- During this phase, Key Designs will create some basic floor plan ideas and if applicable, initial elevation drawings. Once a design path is determined, we will refine the floor plans with further detailing including preliminary dimensional data and element-specific details, and afford the client time to conduct initial job costing estimates. Revisions to the design can be made during this phase.
Design Development (DD)- At the completion of schematic drawings, Key Designs will develop the design through examination of the structure, mechanical requirements, and energy-related elements that can effect the overall functionalilty of the home. Site planning, if applicable, will be thoroughly investigated at this time and any complications resolved. Some last-minute design revisions are still possible during this phase.
Construction Documents (CD)- The fully developed design is finalized in the form of construction documents which include complete working drawngs with fully dimensioned floor plans, building sections, details, elevations, framing plans and mechanical plans as required. CD's may also include written specifications of materials and/or finish selections. These drawings are used to apply for any required permits, as well as by the skilled trades involved in constructing the project.
