Key Designs is adept at working with Builders and Builder's clients and can perform all manner of design services-- be it creating working drawings or complete concept-to-permit designs. With nearly six years on-staff with one of Howard County's premiere custom home builders, we have the professional experience to work with, and build upon the rapport with your clients. Key Designs offers several Builder Programs:
Stock Plans, Minor Revisions- This program is limited to drafting services to implement minor changes to an existing working drawing set, as needed for building permit application or on-site repairs or revisions that require documentation. This program is billed hourly and includes deliverables as required.
Stock Plans, Comprehensive Revisions- Design and drafting services, most often to implement revisions to an existing Schematic Design (SD) provided by the Builder or Builder's client. Generally, one preliminary meeting with the Builder and client is required before Design Development (DD) drawings are created. DD's are reviewed by the Builder and Construction Documents (CD) are finalized. Deliverables include DD's for review and comment, and CD's for permit application and building construction. This program can be a fixed fee or billed hourly.
Custom Designs- All-inclusive, this program involves compete custom home design from concept-to-permit. Beginning with conceptual design ideas, Key Designs will move through each phase of the design process includng SD, DD, and CD deliverables. Each phase will allow for review and comment, though we will work under the timetable established by the Builder to insure the project moves forward at the desired pace. CD's will include complete, code-compliant working drawings suitable for building permit application and field construction. Other deliverables may include finish schedules, site plans, and written specifications. This program is generally billed hourly through SD's with a balance based upon finished square footage ($/sf) established at the DD phase.

Individual site planning with house location and elevation, drives and walks, outdoor living, well and septic design, and final grading is also available, as are community site enhancements such as entrance monuments or perimeter fencing/wall design.
