Remodeling Contractor Services

Nearly all new construction requires a building permit, and with the annual revisions and ammendments to the International Residential Code (IRC), it's difficult to keep up with individual county requirements. Let Key Designs eliminate that hassle by providing complete, code-compliant drawings for your next project. Services are available in a variety of programs:
Small Projects- Sundecks, gazebos, carports, sheds, etc. are available on a fixed fee basis and include all required drawings for permit and construction. Your signature detailing can be included. Certain plans may be purchased for re-use or re-sale.
Intermedate Projects- Finished basements, detached or attached garages, single-story additions,etc. area available on a fixed fee basis, usually as a function of the project size ($/sf). Deliverables will include schematic floor plans and elevation(s) as needed for review, and Design Development (DD) drawings for cost estimates. Construction Documents (CD) for permit application and project construction may vary in scope depending on the complexity of your project, and may include framing plans, finish schedules, and/or interior elevations and details.
Large Projects- Large or multi-story additions, added levels, or multi-faceted projects are handled on a project-specific basis and will usually include an hourly and project-size based ($/sf) fee structure. In the event outside engineering services are required, they will be billed separately without upcharge. Deliverables will include conceptual design ideas, Schematic Designs (SD) for Contractor/client review and comment, DD's for Contractor review and job costing, and CD's per the project scope.
